Pricing Breakdown for Short-Term Rental Management Services

1. Management Fee

Standard Management Fee: 15% of Gross Rental Revenue
Includes full-service management covering all operations — guest communication, cleaning coordination, maintenance, and more.

2. Setup Fee

Initial Setup Fee: $300 (one-time)
Includes:

  • Professional photography

  • Listing creation & optimization

  • Property inventory assessment

 

3. Marketing & Advertising

  • Listing Optimization: Included in management fee

  • Targeted Advertising: $100/month
    Boost visibility across platforms like Airbnb, Vrbo, and Booking.com.

 

4. Cleaning & Maintenance

  • Standard Cleaning Fee: Starting at $100 per turnover (based on property size) usually charged directly to the guest.
    Professional cleaning after each guest stay.

  • Regular Maintenance: Included in management fee

  • Maintenance Coordination: 10% of repair costs
    We coordinate and manage all repairs with transparent pricing.

 

5. Guest Services

  • 24/7 Guest Support: Included in management fee

6. Financial Reporting

  • Interior Set-Up: $1,500 flat fee (+$500 for properties over 3 bedrooms)

  • Full-Service Interior Design: $3,000 flat fee
    Complete design, sourcing, and set-up—your property, guest-ready and stunning.

  • Seasonal Decorations: $200 flat fee
    Holiday décor set-up and removal to keep your listing festive and appealing.

  • Management Consulting: Custom pricing
    Personalized strategy sessions to help you optimize performance and guest experience.
